Property Tax Protest Season: Liberty and Chambers County Deadlines

When to file, what evidence to gather, and what a successful protest looks like.

Why now?

Appraisals in fast-growing Chambers County and recovering Liberty County have increased dramatically since 2020. The protest process is your legal right — and missing the May 15 deadline means waiting another full year.

Your Checklist

  • Receive your Notice of Appraised Value — typically mailed by Liberty/Chambers CAD in April
  • File a protest by May 15 or 30 days after mailing date (whichever is later) — do not miss this deadline
  • Review the appraisal for factual errors first: wrong square footage, bedroom count, lot size
  • Gather 3–5 recent comparable sales (comps) in your neighborhood from Zillow or HCAD/LCAD
  • Request the appraisal district's evidence package — they must provide it before the hearing
  • Request an informal meeting with an appraiser before scheduling the ARB hearing
  • Document condition issues that reduce value: deferred maintenance, flood history, needed repairs
  • Consider hiring a property tax consultant on contingency (typically 30–40% of first-year savings)
